In attendance: Tom Caudell, President I. The meeting was called to order at 7:00 P.M. and new members to the Board were welcomed. II. Minutes of the previous meeting were unavailable. III. Jan Hughen presented a copy of the Treasurer's Report. Copies are available through Mary Carroll. Customer/Resident Association fee ledgers reviewed and there were noted Delinquencies. Collection process is underway. IV. OLD BUSINESS A. Water shut-off study. All but three homes have been visited. A map showing needed valves will be provided. B. Repairs at the Porter residence have not been completed. There is a need for a Zone Cut-off Valve. C. Ownership and maintenance responsibility for the driveway behind the Smith home at 3818 Courtyards Drive is still being determined. D. Stone work and plantings at the Hobbs residence were approved as submitted by the Board. E. Christmas decorations have been removed and stored at an approximate cost of $100.00. F. Dr. Beach has recommended a fence to be built between the railroad tracks and the Markham Way homes. There has been some vandalism and theft. Bob Rice, John Arnold and Ben O'Callaghan will investigate and report to the Board. V. NEW BUSINESS A. Information is being sent to the firm of Stresser and Associates for our year-end review and the preparation of the 2005 income taxes. B. There is a water leak between the Gary and Perritt residences on Yale Court that must be repaired. The Board believes that it is an Association responsibility to make the repair. Our attorney will send letters to the Gary and Perritt homes notifying them that it will be fixed. Efforts will be made to salvage the maple tree near the leak but it may have to be sacrificed. C. The Smiths and Houks have requested additional money for their wall repairs. The request is within the limits set by our previous agreement and the Board approved their request. D. Committee appointments: LANDSCAPING COMMITTEE: Bill Beach and Lee Conn ARCHITECTURAL COMMITTEE: Ben O'Callaghan and Tom Caudell SOCIAL/POOL COMMITTEE: John Arnold and Judy Culpepper NEWSLETTER: E. The cost for storage of Association property at U-Store-It has risen from $97.00 per month to $107.00 per month. F. Pine straw "freshening" was completed last week. G. A bill from Cobb Irrigation for maintenance for $530.00 for the year 2006 was approved. H. Graffiti on several boxes will be painted over.
