Meeting held at Chuck Cansler's, 7-9 p.m. Present: Mary Carroll, Lee Conn, Chuck Cansler, Bobbie Goodwin, 1. Opening remarks, by President 2. Receive, review and accept minutes of previous meetings. 3. Treasurer's report and discussion: a) Retaining wall projected expense. Set up $50,000 expense for this fiscal term. May handle as a reserve in future and charge off as expended. b) Expenditures to date are under budget. c) Continue to list (monthly report) homeowner payment with over/under balances. Also, past due status. 4. Retaining Wall Issues: a) Completed agreement with all parties at issue... signed and recorded. This result follows a truly "great effort" by our president and his team. b) The selected contractor(s) will be contacted and construction planning begun. Detail complete scope of work within estimate ground rules. 5. Pool party set for May 22. Bobbie Goodwin will follow through with coordinators. 6. Association Monthly Fees: We will continue to look to the owner for timely payment, short or long situations, and advise them accordingly. 7. Water piping, locations, valves, zones and shutoffs: Agreed to proceed with Phase I (minutes March 21) and thereby engage a nominal plumbing resource at $25/Hr. rate. Total this phase not to exceed $1000.00 8. Landscaping: a) Pine straw program will proceed in May. b) Approve Barbara Scott removal two (2) dead trees c) Other issues are being handled as scheduled. 9. Pool house roof work is complete. 10. Accepted proposal from Ray Engineering Inc. to do a study and recommend a "Capital Reserve Plan". Cost is $1,800.00. Next meeting, May 16, 7 p.m. at Lee Conn's.
