BOARD MEETING MINUTES
April 14, 2008

BACK TO MINUTES INDEX

All members were present: Homeowners John Arnold, Bill Beach, John Box, Mike Franchot, Mary Lou Oppenheimer, Bob Rice, Bob Semisch, and Mary Carroll, representing Marquis Management.

I. The meeting was called to order at 7 p.m. by President, John Arnold, at the home of Bill Beach.

II. The minutes of the February 18, 2008 meeting were read and approved.

III. The Treasurer's report was approved as presented by Bill Beach.

IV. Old Business

    A. Revisions of Declarations and By-Laws, Articles of Incorporation for the Courtyards of Vinings: Mary Carroll provided information and comments relative to the proposed revision. This information has been forwarded to Michael E. Leavey of Dorough & Dorough LLC.  The Board's committee will examine and review Michael Leavey's answer.

    B. Mary Carroll reported that the dates for landscaping in the areas of the Courtyard entrance, pool area, Apsley island and other areas has been scheduled for mid-April.  Eighty percent of this planting is 'long term'.

    C. Traffic and street signs at the entrance to the Courtyards and on Kingsland Court will be repaired.   

    D. Mary Carroll provided board members a landscaping proposal from Clark Design Group.  Comments from Board members were requested.

    E. Discussion relative to the two remaining retaining walls requiring repair was tabled to a later date.

    F. The Association's newsletter will contain information for homeowners who wish to have their monthly Association fee automatically deducted from their bank accounts.

V. New Business

    A. John Box, Pool Committee Chairman, reported that the spring Sip and Dip Party will be held at 6 p.m. on Sunday, May 18.  Information about the event will be published in the newsletter.

    B. The pool will open for recreational use on Friday, May 9, 2008.

    C. John Box also recommended that the Board focus particular attention on the repair and/or replacement of pool furniture and the painting and/or replacement of aged timbers in the pool house.

    D. Dog stations will be installed near the pet exercise area adjacent to the pool.  Homeowners will again be advised to abide by the Association rules when exercising their pets.

    E. Real estate agents are to be informed that only one "For Sale" sign may be installed at each home currently on the market.

    F. NatureScapes will inform the Homeowners' Association when pine straw will be applied in the common areas.  Homeowners who wish to purchase pine straw for their private areas will contact NatureScapes (Mike Ward 678-758-3461)

    G. Bob Semisch, Architecture Committee Chairman, provided initial plans for a proposed patio expansion at the home of George and Betty Case at 3741 Markham Way.  The Board approved the plans in concept but would require additional plans with more extensive details, particularly as respects water and soil control and area beautification, before a final approval is granted.

    H. John Box will assume the chairmanship of a committee to establish a "Community Awareness Day".  Following guidelines to be established by the Board, the event will be structured around a community estate sale to be held at the homes of those homeowners who wish to participate.  The first Community Awareness Day is tentatively scheduled for June 14, 2008.

    I. The next board meeting will be held Monday, May 19, 2008, at the home of John Box.
