THE COURTYARDS OF VININGS HOMEOWNERS ASSOCIATION, INC.

BOARD OF DIRECTORS MEETING MINUTES

JULY 18, 2006

PRESENT:  TOM CAUDELL, PRESIDENT; BEN O’CALLAGHAN; JAN HUGHEN; JOHN ARNOLD; LEE CONN; BILL BEACH.  MARY CARROLL REPRESENTED MARQUIS MANAGEMENT, INC.

ABSENT:  BOB RICE

I.                    The meeting was called to order at 7:05 P.M. at Tom Caudell’s home.

II.                 The minutes of the previous meeting, June 20, 2006,  were approved as amended.

III.               The Treasurer’s repot was approved.

IV.              OLD BUSINESS:

A.     Malcomb Floyd, the plumber, met with the Board.  He expressed how difficult it is to trace our community piping and that he was reluctant to try to find locations to install new zonal cut-off valves.  We still need to know what our existing valves cut off.  The one on Yale Court is defective and when it is repaired he knows of a valve at Bobbie Goodwin’s home that also needs replacing.

He also alerted us to pending Cobb County action to require backflow prevention from communities like ours that will likely cost us $ 25,000 to $40,000 within the next two to five years.

B.     We still have an issue with remaining payments to residents for retaining wall repair reimbursements.  Mary, Tom and Jan will form a committee to recommend what we need to pay consistent with our agreement.

C.     Lee Conn is seeking a competitive bid for new signage and sign repair in our neighborhood.

               D.     Mary Carroll gave a report on additional pruning, irrigation and sod installation        required on Markham Way. The bids were approved and the work will proceed.

V.                 NEW BUSINESS:

A.     Mrs. McKnight reported that trees were rubbing the side of her house and wanted to know if it was her problem to fix.  The Board decided that it is her responsibility.

The meeting adjourned at approximately 9:10 P.M.

Respectfully Submitted:

Lee Conn, Secretary
