COURTYARDS OF VININGS HOMEOWNERS ASSOCIATION

Board of Directors Meeting Minutes

Present: Homeowners John Arnold, Bill Beach, Mike Franchot, Bob Rice and Bob Semisch; Mary Carroll representing Marquis Management

Absent: Homeowners John Box and Mary Lou Oppenheimer

I. The meeting was called to order at 7pm at the home of John Arnold

II. The minutes of the October 8, 2007, meeting were approved after making the following correction:

Part V. The sentence “They quoted a price of $700 to $10,000 to formulate the documents,” was corrected to read: “They quoted a price of $7000 to $10,000 to formulate the documents.”

III. The Treasurer’s report was approved as presented by Mary Carroll of Marquis Management, Inc.

IV. Old Business

A. Officers and members of the 2008 Board of Directors were installed as follows:

President: John Arnold

Vice-President: Bob Semisch

Secretary: Bob Rice

Treasurer: Bill Beach

Member-at-Large, Coordinator of Landscaping and Newsletter: Mike Franchot

Member-at-Large, Coordinator of Pool Activities: John Box

Liaison to Vinings-Area Political and Social Organizations:

Mary Lou Oppenheimer

B. Mary Carroll reported that an arborist has examined the pine trees in the Courtyards common areas and determined that the trees are healthy and do not show any signs of pine beetle infestation.

C. John Arnold reviewed the plans for landscaping in the common areas of the Courtyards, including the installation of a small rock wall on Markham Way. He also stressed the advisability of determining the exact locations of ‘common areas’ throughout the Courtyards.

D. Mary Carroll stated that effects from the drought have curtailed plans for the installation of new landscaping but that the situation will be monitored throughout the coming months.

E. John Arnold stated that as of this date plans are in place to open and operate the Courtyards swimming pool on schedule.

F. Mary Carroll provided copies of “Property Reviews of Courtyards” prepared by NatureScapes; the report discusses ongoing maintenance of some common areas of the Courtyards.

G. Board member Bill Beach agreed to coordinate the Board’s revision of the Courtyards of Vinings by-laws.

V. New Business

A. Members of the Board discussed the importance of homeowners’ use of the Association’s website for access to up-to-date information relative to the

Courtyards.

B. The Board discussed the on-going problem of vehicle parking within the Courtyards. Particular attention was focused on the areas at the top of Kingsland Court and near the swimming pool. The Board agreed on the necessity of residents being more attentive and obedient as respects the parking rules as stated in the Courtyards Directory. A review of these parking rules will be included in a future publication of the Courtyards’ newsletter.

C. The next meeting of the Board of Directors is scheduled for Monday, Feb. 18, 2008 at the home of Bill Beach.

VI. The meeting was adjourned at 8:30 pm on January 21, 2008.
