BOARD MEETING MINUTES

PRESENT:  Jan Hughen, Dan Jordan, Stan Slutzky, Charles Cansler.  Visitors in attendance:  Jim Smith, Miriam Hobbs, Sue Cansler.  Mary Carroll represented Marquis Management, Inc.

Jan Hughen asked Mary to fax her a copy of the second page of Dorough & Dorough’s last bill which was missing from her financial statement.

It was decided that Marquis should transfer the full year to date allocated contribution to the reserves account.

Mary reported that the final vote on the proposed retaining wall amendment was 37 in favor of the amendment and 15 votes against it.  Mary will try to contact those who have not voted to date to see if they wish to.  The results of the vote will be published in the newsletter.  Dr. Jordan will meet with Neal Mangold, the secretary, to sign the amendment and then forward it to Dorough and Dorough, LLC for recordation.

Dr. Jordan discussed the fact that he still has the feeling that most do not have full, complete copies of the legal documents governing The Courtyards of Vinings.  Additional amendments, of which no one has a copy, keep being found or referred to in letters.  Mary will speak to the attorneys about confirming that they and Marquis have a full copy.  At that time, copies can be made for any homeowner who wishes to complete his/her file.

Judy Culpepper plans to be out of town on the date the Sip & Dip is currently planned.  The Board agreed to change the date to September 19th so that she can be here.  This item will also be placed in the newsletter.

Mary was asked to look into the water fountain at the pool.  It seems not to work and she will also make the repairs to the rear gate.

It was reported that a new workman with Nature Scapes cut the limbs from the bottom of the tall hollies on the left side of The Courtyards’ entrance along Tanglewood.  Currently Nature Scapes is preparing a plan/proposal for some small plants for that area to camouflage the unsightliness.  Mary was asked to keep Nature Scapes working on poison ivy and kudzu.

Mary distributed a copy of a letter which Cobb County sent to property owners letting them know that the tax assessor would be coming through making property evaluations.

Dr. Jordan discussed a drainage issue which has been discovered on the Love land lot on Kingsland.  The Loves are currently remodeling their home and as that construction was in process, the contractor cut an underground drainage line.  Dr. Jordan met with Nature Scapes and Jerry of Marquis to make some evaluation of what fed this line which was cut.  It was determined that some downspouts from two homes fed this line.  Since it was shown to be needed for proper drainage, the Loves have worked with their contractor to reroute the line behind their new construction and tie back into the line as it formerly ran.
