Architectural Design Standards |

I. AUTHORITY. The Architectural Design Standards, approved and promulgated 12 November, 1986 provided by Article V,
sections 1 and 2 and Article VI, section 14 of the Courtyards of Vinings Homeowners Association, Inc.
A Design Review and Architectural Control Committee was suggested by the Board of Directors and accepted at the
Homeowners Annual Meeting 16 January, 1997.
II. PURPOSE. The design standards are created to enhance and clarify some of the provisions of the Declaration of
Covenants, Restrictions and Easements of the Courtyards of Vinings, Article V and VI. The design standards must:
a. Govern the form and content of plans and specifications submitted to the CV Board for approval.
b. Govern the procedure for such submission of plans and specifications.
c. Establish guidelines with respect to the approval and disapproval of
design features, architectural styles, exterior colors and materials, detail
of construction, location and size of structure and all other matters that
require approval of the CV Board.
d. Assure the conformity and harmony of external design and general quality
of the Courtyards of Vinings.

III. PLAN SPECIFICATION AND SUBMISSION PROCESS. In 1997, the CV Board
established plan submission requirements with the Courtyards of Vinings
Design Review Request Form. This form, as amended
(revised January, 1999), continues to outline the CV Board plan specifications
requirements. The amended form, as supplemented by the requirements of Article
VI section 14 of the "Covenants" establishes sufficient standards to meet the
first two requirements of paragraph II above. IV. SUBMISSION REQUIREMENTS.
Virtually all exterior changes, additions and modifications to a home (referred
to as structure) or to a lot (landscaping, tree cutting, driveways, wall,
fences, etc. require prior CV Board written approval of plans and
specifications. Some things not requiring CV Board plan approval are minor
landscape projects (flowers, shrubs, backyard plantings), interior projects and
minor repairs or maintenance projects which will restore the original
appearance. However, the absence of a requirement to obtain CV Board
approval does not mean the homeowner will not need a Cobb County building permit
for an interior project. Homeowners should check with the County on all such
projects. Plans for all projects that require CV Board approval should be
submitted to the CV Board a minimum of 30 DAYS PRIOR to the desired project
start date. The Design Request Form, which can
