V. QUALITATIVE GUIDELINES.  Design standards may include or restate selected General Covenants and Restrictions or Articles V and VI of the "Covenants" when appropriate to improve understanding and context.  Article V and VI of "Covenants" contain many other substantive fundamental restrictions, enforcement, obligations, and procedures.  These design standards are only complementary and do not replace the "Covenants".


1. LANDSCAPING, Article VI, Section 3, of the "Covenants".

a. No planting, gardening shall be done and no fences, hedges, walls, or any improvements or structures of any type shall be erected or maintained upon the common property or upon any unit except as are installed in accordance with the initial construction of the improvements located thereon, or as approved by the Board of Directors.

b. "Landscape art". Decorative art items shall not be placed on common property or upon a unit without consent of the Board.

2. OUTBUILDINGS. Article VI, Section 3, of the "Covenants".

No structure of a temporary character, trailer, tent, etc. may be erected on any portion of the community either temporarily or permanently.

3. SIGNS. Article VI, Section 5, of the "Covenants".

No signs of any kind, except for one (1) for sale sign for each unit without written consent of the Board.

4. ANTENNAE. Article VI, Section11, of the "Covenants".

No television or radio antennae, satellite dishes, etc. allowed without written consent of the Board.

5. GARBAGE.

All rubbish, trash and garbage shall regularly be removed from the unit and all portions of the Community and shall not be allowed to accumulate thereon. Garbage cans should not be visible from the street.

6. CLOTHESLINES. Article VI, Section 9, of the "Covenants".

No clothesline or other clothes drying devices permitted.

7. WINDOW COVERING. Article VI, Section 8, of the "Covenants".

All windows on the same level as front entry door of dwelling, that are visible from the street, shall have interior window coverings of white or off-white.

8. PARKING. Article II, Section 6, of the "Covenants"

were amended and distributed 22, October, 1998..see BK 7442, PG 0114

9. GARAGE DOORS. Article VII, Section 6, of the "Covenants".

Garage doors shall remain closed at all times, except for necessary use, ingress and egress.

10. ANIMALS AND PETS. Article VI, Section 7, of the "Covenants".

a. No owner shall have more than a total of two (2) dogs, cats, or other household pets in his or her respective unit.

b. No pet enclosures shall be erected.

c. The keeping of pets and their ingress and egress and travel upon the common elements shall be subjected to such rules and regulations as may be issued by the Board of Directors

c1. Animal owners shall immediately remove their animal's waste from any lot, common ground, sidewalks, easement, or roads.

c2. All animals shall be leashed when not confined in the home or yard of the owner. (Cobb County law)

11. MAINTENANCE. Article V, Section 2, of the "Covenants".

All maintenance of the dwelling and the driveway, which is part of the unit, shall be the responsibility of the owner. Such maintenance shall be consistent with this Declaration, including, but not limited to, Article VI, Section 14, which prohibits the changing of color of any dwelling without the prior written approval of the Board.

Replacement mailboxes should be replaced with the 1 December, 1998 adopted standard mailbox for the Courtyards of Vinings.  (see mailbox information)
