LAND OWNER SERVICES
In most instances, we would not consider buying a home without a title report and lawyer, home inspection,
a realtor or agent. Most folks miss the surveyor. Lets look at what these professional provide.
TITLE COMPANY OR LAWYER: researches and studies the deed or abstract of title. Of import to you is information
on liens, easements and encumbrances. In plain talk who has a claim to use of or debts on your deeded property. In addition
they can act as your counsel and assist in the preparation and completion of the contracts required.
HOME INSPECTION SERVICES: One encounters many possible checks here ranging from foundation to radon or termites.
You can obtain information about the physical condition of your property.
REALTOR OR AGENT: Realtors serve as facilitators of the deal. There purpose is to market property and ensure
that the correct paperwork and mechanisms are in place to transfer property.

SURVEY SERVICES FOR LAND OWNERS
Unlike the professionals listed above, we place the abstract writings of your deed on the ground you
occupy. Only the surveyor can give you a professional opinion as to the placement of the improvements, such as the house and
garage. A surveyor is the only professional that can tell you if your house is situated on that particular piece of property
described in the deed you are purchasing. Is the fence on line or what relationship does it have to the property line? Only
a surveyor licensed in Kentucky can certify to that relationship. To a potential landowner the surveyor should be considered
as important as the realtor or attorney. Our service is different but of what use is a properly closed deal without unknown
liens on a piece of property in which the boundary line proves to render the property unusable for your intended purpose?

BOUNDARY RETRACEMENTS
A boundary survey will find or reset the location of your property corners and is often incorporated into the other types
of services listed below.

SUBDIVISION: A subdivision creates a new parcel from an existing land parcel.
|
|
AS BUILT AND TOPOGRAPHY: These types of surveys are often combined with a boundary survey to provide a map showing the placement
of improvements and often the contour or elevation lines of the property. This service is essential for development of a through
land use plan.

A.L.T.A. SURVEY: This survey is governed by standards accepted by the American Land Title Association. It is most often performed
in conjunction with commercial property and at the direction of a title company. We are well versed in these standards. We
would be pleased to provide quotes to interested parties. Our last local A.L.T.A. Survey was the Winchester Centre for Health
and Rehabilitation, situated in Clark County Kentucky.

MORTGAGE INSPECTIONS: This service is never referred to as a survey in Kentucky. It indeed is not a survey but an inspection
of the property for the use of the lender in making decisions about your loan. This service is most often paid for by the
landowner but is not the property of the landowner or produced for his benefit. We do perform mortgage inspections but wish
to inform landowners that they should consider the size of the investment and consider a fuller form of protection provided
by a complete boundary or residential A.L.T.A. Survey. After all other than your home most people will never make a larger
investment.
