PROPERTY VALUES (This paragraph updated Jan 2006) – Here are recent statistics regarding the Crosswinds housing market…Good news. According to Realtor Krista Adams, our Crosswinds neighborhood is "hot". We have an absorption rate of 100%, meaning that any house listed will be sold. Average marketing time in 2005 was 44 days with a minimum of 1 day to a high of 83 days. Mean average sales price was $285,000 in 2005 versus $270,000 in 2004, at an average of $112/sq.ft, this is up $9 a sq.ft from 2004. Ratio of asking versus sales price is 99%. As of this writing, there are no active listings in our neighborhood, there is one pending sale. That home was listed at $359,900 and 2500sq.ft. Our neighborhood is appreciating at a steady rate of 3.5% per annum which is a healthy return on our investment, without having to fear a housing bubble. Homeowners who are updating kitchens and baths will of course have a higher return. Hope this is good news for you all.
